Traditional chemical cleaning
- Surface rinse. Biofilm in the coil pack is still there, so airflow stays restricted.
- Shutdown, cut out or get access, drain, rinse, disposal. You have to find a window. Guest rooms or the dining room go down.
- Infrequent and costly. Then the coil is skipped until the next emergency.
- Standard PM is a filter change. The coil is not on the ticket.
- Biofilm returns between infrequent cleans. Musty air, hot rooms, units that shut off.
- The HVAC contractor shows up after the failure. That visit is the ER invoice.
